Rupert recommended a house to us just before it came on the market. It was exactly what we were looking for and it seemed to be in our price range. Then, when we were ready to put in an offer, it suddenly didn't seem to be in our price range anymore. We felt like we'd wasted our time and money getting an unconditional offer ready when we were never even in the ball park. Happily it turned out we were kind of in the ball park and after a couple of weeks we ended up getting the house for just a slightly higher price than our original offer. So we're happy!
