Richard Cadness

Richard Cadness’s name and face are synonymous with the Titirangi and Western Hills real estate market. For over three and a half decades he has been a market leader across the price spectrum and has established an enviable reputation amongst his peers.  A top achiever who has consistently been acknowledged with the industry receiving numerous awards, Richard is most proud to have been the recipient of the Waitakere City Enterprise Board award for exceptional sales.

Richard’s artistic eye and ability to pitch a property to an identified target audience sees him create memorable marketing campaigns, while his in-depth local market knowledge and adept negotiating skills enable him to competently seal deals for his clients. During his career, Richard has seen the property cycle in all of its guises and knows how to achieve the optimum price for his clients in any given market. Perseverance, an ability to listen intently, to communicate effectively, and bring two parties together to achieve a mutually agreeable outcome, define Richard’s real estate business; his impressive sales record is testimony to this.

Richard’s enduring love of design stems from his first career as a professional ceramic artist and university tutor. As a third-generation Titirangi resident, his family and community connections with the wider area are strong and he is a passionate advocate for Titirangi, local issues and in particular, it’s artistic endeavours.

Outside of work, Richard has green fingers and his highly-regarded Titirangi garden - ‘Westridge’ - has been featured extensively in books, magazines, calendars, horticultural journals and television.  He has also been actively involved in Athletics. With the strength of Ray White brand to back up his personal traits, Richard continues to raise the bar for property transactions, setting a new December 2021 record sale price for Titirangi.
