Auctions strong ahead of OCR announcement

Ray White New Zealand scheduled 241 properties to go under the hammer last week, with a clearance rate of 56.5 per cent. 

The group saw an average of 1.9 registered bidders and 1.6 active bidders per auction. 

Next week, during the last week of spring selling season, Ray White New Zealand has 246 properties set to go under the hammer. 

Properties which sold under the hammer last week received premiums an average of 8.35 per cent higher than the highest offer prior. 

The top auction result last week went to Ray White Mt Eden agent Rachel Berry who sold 72 Alberton Avenue, Mount Albert, Auckland City under the hammer for $3.15 million. With Ray White auctioneer John Bowring on the gavel, the auction recorded three registered bidders and two active bidders. 

“The auction barely even lasted a minute. We had a really strong opening bid,” Ms Berry said.

“The previous owners had been there for 26 years. They were downsizing and moving out of Auckland. They raised their family there.

“It’s a really unique position because there’s the Mt Albert Grammar School farm and it borders the farm on two sides. 

“The winning bid went to a family who lived in a neighbouring suburb who were upsizing. They were attracted to the unique location and the feel of the house.” 

Two auctions recorded the highest number of registered bidders, with Ray White NorthWest Centre agent Leila Tamsin recording nine registered bidders and four active bidders at her 88 Lagoon Way, West Harbour, Waitakere City, auction, and Ray White Metro City agent Bronwyn Williams recording nine registered bidders and four active bidders at her 80 Mersey Street, St Albans, Christchurch City, auction. 

Ms Tamsin’s property at 88 Lagoon Way sold under the hammer for $1.366 million. 

“We had a real mix of buyers, we had a few buyers looking to buy for themselves to build a dream home, a few investors looking to flip it, and a few families looking to move in,” Ms Tamsin said.

“The winning bid went to a family who wanted to renovate it and live in it. They were attracted to the location and the view. 

“The views were from every bedroom plus the kitchen and the lounge. The size of the property was quite large as well, which gave people a good opportunity to renovate. 

“The seller had lived there for 30 years. They were sick of the stairs so they were looking to downsize to a single-storey home.” 

Ms Williams’ property at 80 Mersey Street sold under the hammer for $1.32 million. 

“It was mostly families looking and that’s who landed the winning bid. They liked the treelined street, the character of the home, and everything the location provided,” Ms Williams said. 

“The sellers were a family who had lived there for about six years and had done a beautiful renovation. They made it very modern but retained the character beautifully.”
