Lifestyle block sells at auction just one week into campaign

A week after it hit the market, a Tai Tapu lifestyle block has sold under the hammer for $1.663 million. 

Located at 280 Old Tai Tapu Road, the 1.0241ha property includes a three-bedroom, two bathroom home built in 2014. 

The property was marketed by Ray White Town and Lifestyle agents Brendan ‘Big Red’ Shefford and Nicola Millar on behalf of the vendor who bought the home in December 2023 for circa $1.4 million. 

Big Red said keen pre-auction interest brought the auction forward, just a week after it hit the market. 

“At the start of the campaign, we met several people who had shown interest in the property while it had been previously listed as a private sale,” he said.

“We took it to auction and, two days into the campaign, someone made contact with us who had been through it when it was previously on the market and wrote up a pre-auction offer which was declined. 

“They then raised the offer in the next 24 hours to an acceptable level that brought the auction forward.

“After a week of being on the market we had two registered bidders at the auction. 

“The bidding on the night opened at $1.525 million and ended up selling under the hammer for $1.663 million.” 

Big Red said the buyer who had made the pre-auction offer was outbid on the day. 

“The second buyer bent over backwards to sort out due diligence in the short time frame after the auction was brought forward, and they ended up landing the winning bid,” he said. 

“They were moving from town to the country and wanted a small block close to town that wasn’t a huge 10 acre block.”
